Tenant Placement For Homeowners
For an absentee home owner who wants to rent their house I provide the service to place a tenant for you. My fee is usually the first months rent or less for all services I cover.
After the first 30 days of occupancy I turn the house and new tenant over to the homeowner. At that time the owner establishes the landlord and tenant relationship and rental fee is paid directly to the homeowner. Following are most of the things I do to place a tenant for the home owner.
1. Initial consultation about the house.
2. Look over the house and discuss with owner what I would suggest for a rental price.
3. If repairs are needed in the first 30 days I call in a contractor and oversee the repair. This is for minor repairs. Any major repairs are discussed with the owner under a different agreement.
4. I write the rental ad and place it in The Crestone Eagle. Charge for the ad is covered for up to 3 months by me. I take all calls and show the house.
5. When a good prospect, based on my impressions, wants to rent the house I consult with the owner. It is only by the owner’s consent that the house is rented to the prospective tenant.
6. When tenant is ready to move in I do a walk through with the person so that we are in agreement as to the condition of the house upon possession.
7. I act as the assistant to owner in filling out the lease with the tenant.
8. Any utilities that are in the tenants name are changed over under my supervision.
9. All paperwork is mailed to the owner; these include the lease, walk through and checks.
10. Owner may call on me while house is rented for other services |
